Welcome to the Tenants Association of Woodgrove Estates Nanaimo (TAWEN) website!
Who We Are
We are an association of current and former Tenants and other Residents of the Woodgrove Estates Mobile Home Park, located at 5854 Turner Road, Nanaimo, British Columbia. Membership is open to all adult current and former Tenants and Residents of the Park. Voting membership is restricted to current Tenants of the Park. Non-Voting membership is available to former Tenants of the Park as well as current and former non-tenant Residents of the Park.
What We Do
Our general objective is to prioritize and take action, as a group, to improve the overall livability of the Park.
Several more specific objectives contribute to the general livability objective:
Provide the Information and Means of Communication Tenants and Residents Need
1. Collect and distribute information which affects the Tenants and other Residents as seen from the perspective of people living in the Park rather than from the perspective of the Park Manager or the Landlords. This effort is directed to countering misinformation and misrepresentation provided by the Park Manager or the Landlords and providing Tenants with the information they need to make decisions.
2. Provide Tenants a means of communicating their issues to other Tenants without scrutiny from the Park Manager or the Landlords.
Challenge Rules, Bylaws and Laws which Negatively Impact Tenants and Residents
3. Challenge those Park Rules which are unreasonable or applied unfairly or unevenly.
4. Challenge those City laws, Regional District laws or Provincial laws which are unreasonable or applied unfairly or unevenly.
5. Challenge the Landlord when the Landlord is in breach of the Tenancy Agreement, the Residential Tenancy Act, the Manufactured Home Park Tenancy Act or any other applicable laws, including laws protecting Human Rights, Charter Rights and Seniors Rights.
6. Communicate Tenants' concerns to media and government officials, where useful.
Assist in Defense of Tenants and Residents
7. Assist in the defense of Tenants who receive unreasonable, intimidating or threatening demands from the Park Manager or the Landlords. This includes attempted evictions where the Landlord claims that there is a material breach of the Tenancy Agreement
8. Work towards establishing a Park Committee under the BC Mobile Home Park Tenancy Act, which would prevent the Park Manager or the Landlords from unilaterally making changes to the Park Rules or acting as the sole interpreter of what the rules mean in individual cases.
9. Support organizations which seek to balance Tenants and Residents' human and property rights against landlords' property rights, to create uniform Park Rules and require Park Managers be appropriately educated and certified.
Provide Access to Useful Resources for Tenants and Residents
10. Compile and make available other resources which Tenants and Residents may find useful, including resources providing legal, financial, medical assistance and home and garden maintenance services.
11. Conduct Association meetings via Zoom, which you can attend without identifying yourself.
